Tenants - The Renting Process

 

The renting process typically involves the following steps:

  1. Search for a Property: Start by browsing listings of available properties. You can search online, visit RPS Estates, or ask for recommendations.

  2. Schedule Viewings: Once you find properties you're interested in, contact RPS Estates to schedule a viewing. This allows you to inspect the property in person.

  3. Submit an Application: If you like a property, you'll need to submit an application, which usually involves providing personal details, proof of income, references, and a credit check.

  4. Offer and Negotiation: After reviewing your application, the landlord may offer you the property. We may be able to negotiate the terms, such as rent or lease length, before accepting the offer.

  5. Sign the Tenancy Agreement: If everything is in order, you’ll sign a tenancy agreement, which outlines your responsibilities as a tenant and the terms of the lease (e.g., rent amount, payment schedule, duration, etc.).

  6. Pay Deposits and Rent: Before moving in, you'll need to pay a security deposit (usually equivalent to one month’s rent) and the first month’s rent.

  7. Move In: Once everything is signed and paid, you can move into the property. At this point, you’ll typically receive the keys and conduct a check-in with the landlord or agent to record the property’s condition.

  8. Maintain the Property: During your tenancy, you’re responsible for looking after the property. If any issues arise, report them to your landlord or RPS Estates for maintenance, should RPS Estates be the property manager for the property.

  9. End of Tenancy: When your lease ends, you may either renew it or give notice to vacate. At the end of your tenancy, the landlord will inspect the property and return your deposit, assuming there’s no damage beyond normal wear and tear.

The process can vary slightly depending on location or specific rental agreements, but these are the main steps involved.
